Specifications

Suede Brown SPC Rigid-Core Plank starts at $3.99/sq ft installed in Fort Myers — a warm, earthy brown floor from Neptune’s Allusive collection built for the demands of Southwest Florida living. The wide-plank format and synchronized embossed texture give it the grounded, natural character of real wood without any of wood’s moisture vulnerabilities. It’s a practical choice that doesn’t look like one.

What Suede Brown SPC Rigid-Core Plank is built for

This floor was designed for the conditions Southwest Florida homes actually face. The 100% waterproof rigid core handles the humidity swings that come with coastal living, and the pre-attached IXPE backing cushions the hard concrete slab foundations common throughout Fort Myers and Cape Coral. Salt air, sandy foot traffic, and the condensation cycles of a seasonal or snowbird home won’t compromise it.

The 22 mil wear layer adds real-world toughness — this is a commercial-grade rating, not just a residential one. That makes it a solid fit for rental properties or high-traffic households where the floor takes a consistent beating and needs to look presentable for years.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Suede Brown at $3.99 per square foot, and that price covers the full project: delivery, removal of your existing floor covering, standard subfloor preparation, installation of the planks, baseboard reinstallation, transition strips between rooms, and cleanup when the crew leaves. No hidden line items for standard work.

Some projects carry additional costs. Heavy subfloor leveling — common in older Fort Myers homes with uneven slabs — is an upcharge, as are stair nosing installations and any custom layout patterns. Call or schedule a free in-home measure and you’ll receive a written quote that breaks everything out before any work begins.

How Suede Brown SPC Rigid-Core Plank compares

Shoppers drawn to Suede Brown’s warm wood look often consider engineered hardwood as a side-by-side option. Engineered hardwood delivers genuine wood grain and can be refinished once or twice over its life — meaningful advantages if aesthetics and long-term refurbishment matter most to you. It also commands a higher installed price, typically around $8.99/sq ft in this market.

Suede Brown wins on moisture tolerance. Engineered hardwood can handle humidity but it isn’t waterproof — standing water, pet accidents, and the extreme humidity cycles of Southwest Florida homes can cause cupping or swelling over time. Suede Brown’s rigid SPC core won’t move. It also installs as a floating floor, which works directly over existing concrete slabs without the acclimation delays engineered hardwood requires.

Care & maintenance

Sweep or vacuum with a soft-bristle attachment regularly — fine grit tracked in from Florida’s sandy soil is the most common source of surface wear. For mopping, use a damp (not wet) mop with a pH-neutral cleaner such as Bona Hard-Surface Floor Cleaner or a product specifically labeled safe for SPC vinyl. Do not use a steam mop — the heat and pressure can damage the locking joints and IXPE backing over time. Avoid vinegar-based cleaners and abrasive scrubbers, which can dull the Shadetech finish. Clean spills promptly, though the waterproof core means a slow response won’t cause swelling. For technical guidance, see the World Floor Covering Association vinyl flooring guide.

Frequently asked questions

Will standing water actually damage this floor, or is ‘waterproof’ more of a marketing claim?

Suede Brown has a 100% waterproof rigid SPC core, meaning standing water won’t cause the plank itself to swell or warp. That said, water that seeps under the floor for extended periods — through gaps at the perimeter — can affect the subfloor beneath. Keep perimeter caulking tight and address leaks promptly.

We have two large dogs — how does this floor hold up to claws and accidents?

The 22 mil wear layer on Suede Brown is a commercial-grade rating, which puts it well above what most residential floors carry. It resists claw scratching better than standard LVP options. For accidents, the waterproof core means urine won’t reach the subfloor as long as it isn’t sitting in seams for hours.

What’s a realistic timeframe for getting this floor installed — are we talking days or weeks?

A single room typically takes one day. A full home of 1,200–1,500 sq ft usually runs two to three days with Flooring Queen’s crew. Suede Brown’s Angle-Tight floating installation doesn’t require adhesive cure time, which keeps the schedule tight. Final timeline depends on the scope of subfloor prep needed before planks go down.

These planks look wide — what size are they, and will they make a small room feel cramped?

Each plank measures 9.13 inches wide by 60.2 inches long, which is a wide-plank format. In smaller rooms, wide planks can actually make the space feel larger by reducing the number of seam lines on the floor. Staggering the layout properly — which Flooring Queen handles as part of standard installation — prevents any boxy visual effect.

Which rooms in my home are the right fit for this floor, and are there any where it shouldn’t go?

Suede Brown works in every room of the house — kitchens, bathrooms, living areas, and bedrooms — because the floating installation and waterproof core don’t restrict placement by grade or moisture exposure. It’s a particularly strong choice for laundry rooms and bathrooms where other floors struggle. It’s not suitable for exterior or unheated spaces with extreme temperature swings.

What does the warranty actually cover, and how long does it last?

Neptune backs Suede Brown with a Lifetime Limited residential warranty — that covers manufacturing defects and wear-layer performance for the life of the floor under residential use. Light commercial and standard commercial installs carry a 15-year warranty. Read Neptune’s warranty document for the specific exclusions, which typically include improper installation and failure to follow care guidelines.
