Specifications

Mimo Oak SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a cool light-gray wood-look floor from CPF Floors’ Quick48+ collection. The wide 7×48-inch planks read like a fresh, modern take on oak without the upkeep real wood demands. Flooring Queen installs it across Southwest Florida for homeowners who want a clean, gray-toned look that works in almost any room.

What Mimo Oak SPC Rigid-Core Plank is built for

Southwest Florida living puts real pressure on floors. High humidity, concrete slab subfloors, and the salt air near the coast can buckle solid wood and push laminate apart at the seams. Mimo Oak’s rigid SPC core holds its dimensions through the moisture cycles that come with coastal life, and the 1.5mm HD EVA pad underneath cushions the hard slab feel without adding any compressible softness that could compromise the lock.

The 20-mil wear layer and Heavy Residential / General Commercial traffic rating (Class 23–33) make this a reasonable choice for rental properties and high-traffic households. Sandy shoes, pets moving through common areas, and the heavy foot traffic of snowbird entertaining are all well within what this floor is built to handle.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Mimo Oak at $3.99 per square foot across Southwest Florida. That price covers delivery, removal of your existing floor covering, standard surface preparation, installation, new baseboards, and transition strips — plus cleanup and material haul-off when the crew wraps up. You also get a written quote before any work begins, so there are no surprises on the final invoice.

A few situations carry upcharges: significant subfloor leveling beyond routine prep, stair nosing, diagonal or herringbone layouts, and any custom border work. When we come out for your complimentary in-home measurement, we walk the space and flag anything that would affect the price before you commit.

How Mimo Oak SPC Rigid-Core Plank compares

Mimo Oak and engineered hardwood can look similar on paper — both use wood-grain visuals and come in plank format — but they behave very differently in a Florida home. Engineered hardwood has a real wood veneer that looks and feels authentic, and it can be lightly sanded and refinished once or twice over its life. That’s a genuine advantage for homeowners who want the option to restore the floor years down the road.

Mimo Oak wins on moisture resistance. Engineered hardwood still contains real wood fiber throughout its core, which means sustained humidity or a slow leak under an appliance can cause swelling and delamination. Mimo Oak’s SPC core is fully dimensionally stable in those conditions. It also comes in under engineered hardwood on installed price, which matters on larger open-plan projects common in Southwest Florida homes.

Mimo Oak Engineered Hardwood
Water resistance 100% waterproof rigid core Moisture-sensitive; can swell or delaminate
Scratch resistance / wear layer 20-mil commercial wear layer Thin veneer; refinishable but scratches more easily
Comfort underfoot 1.5mm EVA pad attached; firm Warmer, softer feel; real wood texture
Installed price $3.99/sq ft installed ~$8.99/sq ft installed
Best room Any grade, wet-adjacent areas OK Above-grade dry rooms; avoid bathrooms

Care & maintenance

Sweep or vacuum Mimo Oak regularly to clear the fine grit and sand that Southwest Florida homes collect — abrasive particles left on the surface are the main cause of micro-scratching over time. Avoid vacuums with a rotating beater bar set to the hard-floor position; use a soft-brush attachment instead. For damp mopping, a pH-neutral cleaner designed for vinyl or LVP — brands like Bona Stone, Tile & Laminate or ZEP Neutral Floor Cleaner work well — is the right call. Never use a steam mop on SPC; the sustained heat and pressure can damage the locking joints and void most manufacturer warranties. Skip wax, oil soap, and solvent-based cleaners entirely. Frequently asked questions

Will standing water from a spill or a leaky appliance actually damage this floor?

Mimo Oak’s SPC rigid core is 100% waterproof, so standing water on the surface or seeping through the seams will not cause the planks to swell or buckle. That said, water that gets underneath and sits against the subfloor for an extended period is a subfloor problem, not a flooring problem, and should still be addressed promptly.

My dogs are pretty rough on floors — is the wear layer thick enough to hold up?

The 20-mil wear layer on Mimo Oak is rated for Heavy Residential and General Commercial traffic, which puts it well above the 12-mil threshold most pet households should look for. Everyday dog nails and claws will leave little to no visible marks at that thickness, and any accidents clean up easily since the surface is non-porous.

Does this come with padding already attached, or do I need to buy underlayment separately?

Mimo Oak includes a 1.5mm HD EVA pad factory-bonded to the back of each plank, so no separate underlayment purchase is needed. That pad softens the hard feel of a concrete slab underfoot and dampens some impact noise — useful in Florida homes built on slab foundations.

We’re away from our Fort Myers home for several months a year — will this floor hold up while the house sits empty?

SPC rigid-core flooring handles the temperature and humidity swings that come with a closed-up seasonal home better than wood or laminate. The rigid core doesn’t expand and contract the way wood fiber does, so the locking joints stay tight through repeated climate cycles. Set the thermostat to a reasonable hold temperature — mid-70s is common here — and the floor should be fine on your return.

Where in the house does Mimo Oak work best, and are there any rooms where it doesn’t belong?

Mimo Oak is approved for installation at any grade level — below, on, or above slab — and its waterproof core makes it appropriate for bathrooms, laundry rooms, and kitchens where vinyl has traditionally had an edge over wood. The angle-angle floating install method works on most flat surfaces; it’s not designed for exterior or permanently submerged applications.

What kind of warranty backs this floor, and what does it actually cover?

CPF Floors does not publish specific warranty terms in the product data available for Mimo Oak, which is common for value-tier SPC lines sold through flooring retailers. Before purchase, ask your Flooring Queen sales contact to confirm the current manufacturer warranty in writing; at minimum, most SPC products in this category carry a wear-layer warranty and a limited structural warranty against manufacturing defects.
