Specifications

Mai SPC Tile starts at $3.99 per square foot installed in Fort Myers — a light gray, tile-look rigid core floor from CPF Floors’ DecoTile collection. The 18″x36″ format gives it the clean, elongated proportion you’d expect from large-format porcelain, without the weight or installation complexity. It’s a practical, good-looking choice for homes across Southwest Florida.

What Mai SPC Tile is built for

The 5.7mm rigid core and 1.5mm HD EVA attached pad make Mai a natural fit for Florida’s concrete slab construction. It won’t buckle in the humidity or telegraph minor slab imperfections the way thinner floors do. The 20-mil wear layer earns a Heavy Residential and General Commercial traffic rating, so it holds up to sandy feet tracked in from the beach and the steady foot traffic of a rental or seasonal property.

Snowbird homeowners in particular benefit from SPC’s dimensional stability. Unlike wood-based floors that swell and contract when a home sits empty through a humid Southwest Florida summer, Mai’s stone-plastic composite core doesn’t absorb moisture. That means you can close up the house in May and come back in November to floors that look exactly as you left them.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Mai at $3.99 per square foot, and that price covers the full scope of a standard project: delivery of materials, removal and disposal of your existing floor covering, surface preparation for a typical slab, installation, new baseboards, and any transition strips needed at doorways or room changes. No surprise line items at the end.

Certain conditions do carry an upcharge. Significant slab leveling — anything beyond routine prep — is priced separately, as are stair nosings, intricate herringbone or diagonal layouts, and custom border work. The best way to get an accurate number for your specific rooms is to schedule a free in-home measure; you’ll receive a written, itemized quote before any work begins.

How Mai SPC Tile compares

Mai mimics the look of large-format porcelain but installs as a floating click floor, which changes the math considerably. Porcelain at $8.99 per square foot installed includes a mortar bed, grout joints, and curing time — plus grout that needs periodic sealing. Mai has no grout, no curing wait, and no sealing schedule.

Where porcelain wins: it’s harder underfoot, it tolerates extreme heat (useful around wood stoves or in sunny Florida rooms with no shade), and it adds more resale cachet in the luxury segment. Where Mai wins: lower cost, faster installation, a warmer feel underfoot thanks to the EVA pad, and no ongoing grout maintenance. For most Southwest Florida homes — especially rentals, snowbird properties, or any room on a budget — Mai is the more practical call.

Care & maintenance

Sweep or vacuum Mai regularly to keep sand and grit from grinding into the wear layer — a soft-bristle attachment works best, and avoid a beater-bar vacuum head on any resilient vinyl floor. For routine cleaning, a damp mop with a pH-neutral cleaner (Bona Hard-Surface Floor Cleaner or a diluted Simple Green neutral formula both work well) is all you need. Avoid steam mops entirely — the sustained heat and moisture pressure can compromise the click joints and the attached pad over time. Harsh solvent-based cleaners and anything acidic should also stay off the floor. For technical guidance, see the World Floor Covering Association vinyl flooring guide.

Frequently asked questions

Does this floor have grout lines that need sealing?

No — Mai is a grout-free click-together floor, so there’s nothing to seal, ever. Unlike porcelain tile installations where grout joints need a penetrating sealer at installation and resealing every one to three years, Mai’s Unilin click system leaves no porous joints exposed. Maintenance is a damp mop, not a sealing schedule.

That 18×36 format is larger than most vinyl tiles — does layout get complicated?

The 18″x36″ size gives rooms a long, rectangular look similar to large-format porcelain, which reads as more spacious in open floor plans. Larger tiles require careful layout planning to center the field and minimize small cuts at walls, but lippage tolerance is tight with SPC’s rigid core, so the finished result tends to look very flat and intentional.

We only use the house November through April — will the floor survive being closed up all summer?

Mai’s stone-plastic composite core is dimensionally stable through the humidity swings a closed Southwest Florida home experiences between May and October. It doesn’t absorb moisture or off-gas heat the way wood-based floors can, so seasonal vacancy isn’t a risk factor for this product. Come back in the fall and the floor should be exactly as you left it.

How many days should I block off for a full installation?

A single room typically wraps in one day; a whole-home project of 1,000–1,500 square feet usually runs two to three days. Mai’s Unilin click system is straightforward for experienced installers, and the attached pad eliminates a separate underlayment step. Your written quote will include a project-specific schedule based on your actual square footage and layout.

Can this go directly over my old tile, or does the existing floor have to come up first?

In many cases Mai can float directly over existing hard flooring — tile, vinyl, or laminate — as long as the surface is flat, firmly bonded, and within acceptable height tolerances at transitions. Loose tiles, significant grout ridge height, or raised seams may require removal or grinding first. The in-home measure is where we assess your specific subfloor and give you a definitive answer.

What kind of warranty comes with Mai from CPF Floors?

CPF Floors does not publish specific warranty terms in the product data available for Mai, which is common for commercial-grade SPC tile sold through professional installers rather than big-box retail. Typically, SPC products in this traffic class carry a limited residential warranty on the wear layer and a structural warranty on the core — ask your Flooring Queen rep to confirm current warranty documentation before purchase.
