Times Square Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a wide-plank oak floor in soft light gray from LW Flooring’s Metro Luxe collection. The embossed surface and micro-bevel edges give it a natural, low-gloss character that works especially well in open-plan living spaces. It’s a clean, contemporary look without feeling cold or sterile.
Engineered over a stable oak core, Times Square is built to handle the humidity swings that Southwest Florida homes deal with year-round. The glue-down installation bonds the plank directly to a concrete slab — the most common foundation type in Fort Myers and Cape Coral — which keeps movement tight even when indoor humidity climbs during summer storm season.
The 9-inch width reads well in larger rooms and holds up in vacation properties that sit vacant for stretches between snowbird seasons. The polyurethane finish resists the fine sand and salt grit that coastal homeowners track in constantly, and the lifetime residential warranty backs it for the long term.

Flooring Queen installs Times Square at $8.99 per square foot, and that price covers the full project: delivery to your Fort Myers or Southwest Florida address, removal of your existing floor covering, standard subfloor preparation, the glue-down installation itself, new baseboards, transition strips between rooms, and cleanup and debris removal when the crew is done.
A few items fall outside the base price — significant subfloor leveling beyond routine prep, stair nosing, or any custom layout work like herringbone or diagonal runs. Contact us for a free in-home measurement and you’ll receive a written, room-by-room quote before any work is scheduled.
Times Square is engineered oak, not solid oak — and in Southwest Florida, that distinction matters more than it might in a dry climate. Solid hardwood expands and contracts with humidity shifts, and gluing it directly to a concrete slab is not a recommended install method. Engineered construction — a real oak veneer over a layered core — resists that movement far better, which is why it’s the standard recommendation for Florida slab homes.
Where solid hardwood has an edge: thicker boards can be sanded and refinished more times over decades. Times Square carries a 20-mil wear layer, which allows light refinishing but has limits. If multi-generation refinishing is a priority, solid hardwood is the honest answer. If slab-on-grade installation and humidity stability are the priority, engineered wins.
| Times Square | Solid Hardwood | |
|---|---|---|
| Water resistance | Resistant to humidity; avoid standing water | More vulnerable to humidity and moisture |
| Scratch resistance / wear layer | 20 mil polyurethane wear layer | Varies; full thickness allows deep sanding |
| Comfort underfoot | Real oak feel, slight warmth | Identical real-wood feel, slightly thicker |
| Installed price | $8.99/sq ft installed | Typically $10–$14/sq ft installed |
| Best room | Slab-on-grade living areas, open plans | Above-grade rooms with wood subfloors |
Sweep or vacuum with a soft-bristle attachment daily — grit is the biggest threat to a polyurethane finish in coastal Florida homes. For routine cleaning, use a hardwood-specific cleaner like Bona Hardwood Floor Cleaner or a product approved by LW Flooring; apply it lightly with a damp microfiber mop, never soaking the surface. Avoid steam mops entirely — the heat and moisture will work into the seams over time. Skip any oil soaps, wax-based cleaners, or acidic products, which can cloud the finish or break down the wear layer prematurely. Place felt pads under furniture legs and use entry mats at exterior doors to catch sand before it reaches the floor. For technical guidance, see the National Wood Flooring Association consumer hardwood information.
Yes — engineered hardwood should acclimate in the installation space for at least 48 to 72 hours before going down, and Southwest Florida’s humidity makes that step especially important. Keep the home at its normal living temperature and humidity during that window. Rushing acclimation can cause gapping or buckling after the glue cures.
Times Square can be lightly refinished, but not as many times as a thick solid-hardwood plank. The 20-mil wear layer gives you room for one, possibly two, very light sandings over the floor’s life — enough to refresh a dull finish or remove minor surface scratches, but not deep material removal. Plan accordingly.
Engineered hardwood is the standard recommendation for Southwest Florida slab homes because solid hardwood is not approved for direct glue-down to concrete. The layered core in an engineered plank resists the expansion and contraction caused by Florida’s humidity cycles far better than a solid board, which can cup, gap, or buckle when conditions shift.
Times Square installs via glue-down to a hard, flat substrate — it cannot float over existing tile or vinyl the way a click-lock plank can. In most cases, existing tile will need to come up first so the adhesive bonds properly and the surface is level. We’ll assess the subfloor condition during the in-home measurement and let you know exactly what prep is required.
Engineered hardwood handles seasonal vacancy better than solid wood, but it still needs climate control. If the home goes completely untempered through a Florida summer, the humidity extremes can stress any wood-based floor. Set your thermostat no higher than 80°F and keep indoor relative humidity between 35 and 55 percent when the home is unoccupied to protect the floor long-term.
HOA and condo boards in Southwest Florida frequently require a minimum IIC and STC rating for hard-surface floors, and those requirements vary by building. Times Square is a glue-down product with no built-in underlayment padding, so you’ll want to confirm your association’s specific standards and discuss acoustic underlayment options with us before installation. Bring your HOA’s written flooring policy to your in-home appointment.
