Specifications

Highland Oak SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a charcoal-toned wood-look floor from Maxxi Floors’ Classic Collection built for homes that need real durability without the upkeep of natural wood. The deep, smoky charcoal finish reads cool and grounded, working equally well in open living spaces and tight hallways. Flooring Queen installs it throughout Southwest Florida with a straightforward process and a written quote before work begins.

What Highland Oak SPC Rigid-Core Plank is built for

SPC rigid-core construction means the plank itself won’t swell, buckle, or gap when humidity climbs — and in Southwest Florida, it climbs constantly. That makes Highland Oak a practical choice for slab-on-grade homes, lakefront properties, and any space where moisture migrates up from the ground. The 6.5 mm thickness adds just enough mass to feel stable underfoot on an uneven concrete slab.

The 20 mil wear layer is thick enough to handle the kind of daily friction that coastal living brings — sandy feet, frequent mopping, and the heavy foot traffic that comes with rental properties or snowbird homes that sit vacant between seasons and reopen to heavy use.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Highland Oak at $3.99 per square foot, and that price covers the full scope of a standard job: delivery to your home, removal of the existing floor covering, surface prep for a clean substrate, installation of the planks, new baseboards, and transition strips between rooms. Old material gets loaded and taken off-site when the crew leaves.

Certain conditions add to the base price. Significant low spots or high spots in the subfloor that require leveling compound, stair nosing, diagonal or herringbone layouts, and custom inlays are all quoted as line items. Schedule a free in-home measure and you’ll receive an itemized written estimate covering everything before any work is scheduled.

How Highland Oak SPC Rigid-Core Plank compares

Highland Oak SPC and engineered hardwood are both wood-look plank floors, but they solve different problems. SPC wins on moisture tolerance — the rigid core is unaffected by humidity swings, standing water, or a slab that breathes. Engineered hardwood has a real wood veneer, which gives it a warmer, more authentic feel and the ability to be lightly sanded and refinished once. But that veneer is sensitive to prolonged moisture, making it a riskier choice in Southwest Florida bathrooms, kitchens, or any room on a slab without a moisture barrier.

On price, SPC installs for less. If the look of real wood grain is non-negotiable and the room stays dry, engineered hardwood is worth the premium. If durability and moisture resistance are the priority, the SPC makes more sense.

Care & maintenance

Sweep or dust-mop Highland Oak frequently — fine sand and grit tracked in from outside are the main cause of surface dulling on any vinyl plank. For routine cleaning, use a pH-neutral vinyl floor cleaner such as Bona Hard-Surface Floor Cleaner or a comparable product diluted per label directions. Avoid steam mops entirely; the heat and pressure can weaken the locking joints and cause planks to lift over time. Never use wax, polish, or solvent-based cleaners — they leave a residue that attracts dirt and can cloud the finish. A damp mop, wrung nearly dry, handles most spills without any risk to the floor. Frequently asked questions

Will standing water actually damage this floor, or just the surface?

Highland Oak has a waterproof rigid core, meaning the plank itself won’t swell or warp if water sits on it. Surface spills and occasional flooding won’t damage the planks. That said, water that migrates under the floor through gaps at transitions or walls can still affect the subfloor beneath, so sealing perimeter edges matters.

My dog is rough on floors — how well does this hold up to claws and accidents?

The 20 mil wear layer gives Highland Oak solid resistance to pet claw scratches under normal conditions. Urine and water-based messes clean up without staining the core. Very large dogs with sharp, untrimmed nails can still leave marks over time, but this wear layer thickness is among the more durable options in the residential vinyl category.

Does this come with an attached underlayment pad, or do I need to buy one separately?

The product specifications for Highland Oak do not list an attached underlayment pad. That means a separate underlayment may be worth adding before installation to improve sound absorption and add a softer feel underfoot — your Flooring Queen installer can confirm the right option for your subfloor type at the time of measure.

How many days should I set aside for a full-house installation?

A single room typically goes in within a day; a full home of average size usually runs two to three days depending on layout complexity and how much subfloor prep is needed. SPC click-lock planks install efficiently, but room count, furniture moving, and transition work all affect the schedule — your written quote will include a realistic timeframe.

Does Flooring Queen install this in Cape Coral and Bonita Springs, or just Fort Myers?

Flooring Queen installs Highland Oak throughout Southwest Florida, including Cape Coral, Bonita Springs, Estero, Naples, and the surrounding communities. If you’re unsure whether your address falls within the service area, a quick call or the online scheduling form will confirm it before you commit to anything.

Can this go directly over my old tile without tearing everything up first?

In many cases, yes — SPC click-lock planks can float over existing hard, flat surfaces like ceramic or porcelain tile as long as the tile is firmly bonded and the height difference at transitions is manageable. Loose, cracked, or significantly uneven tile usually needs to come up first. The in-home measure determines which situation you’re dealing with before installation is scheduled.
