Urban Design 12 – Sydney SPC Rigid-Core Plank starts at $3.99/sq ft installed in Fort Myers — a warm beige floor built for homes that need real durability without sacrificing a clean, modern look. Happy Feet’s Urban Design 12™ collection brings a refined simplicity to this color, and the rigid-core construction makes it a practical choice for Southwest Florida’s slab-on-grade homes and high-humidity interiors.
This plank is engineered for the kind of conditions Southwest Florida dishes out year-round: concrete slab foundations, air conditioning cycling on and off, coastal humidity that quietly wrecks floors that aren’t built for it. The 100% virgin vinyl white core resists moisture from the ground up, and the 12 mil wear layer holds up to the daily traffic that rental properties and snowbird homes see between seasons.
The 2mm overall thickness makes it a natural fit for renovations where door clearances and transition heights are already tight. Glue-down installation anchors it directly to the slab, which also keeps it stable in rooms exposed to salt air and humidity shifts near the coast.

Urban Design 12 – Sydney installs at $3.99 per square foot, with Flooring Queen handling the full scope of work. That covers delivery to your Fort Myers or Southwest Florida address, removal of your current flooring, surface prep for a clean slab, glue-down installation, new baseboards, transition strips, and debris removal when the crew wraps up.
A few items fall outside that base rate: significant slab leveling where high or low spots exceed standard tolerances, stair nosing, and any custom layout work like diagonal patterns or decorative borders. Sydney SPC and engineered hardwood both target homeowners who want a wood-toned or neutral floor with some visual warmth, but they handle Southwest Florida conditions very differently. The SPC core is fully waterproof — concrete slab moisture, a pet accident, or a slow appliance leak won’t cause swelling or delamination. Engineered hardwood tolerates some humidity variation but is not waterproof; a slab with moisture vapor transmission can cause cupping over time.
Where engineered hardwood genuinely wins: feel underfoot and acoustics. A thicker wood veneer layer absorbs sound and feels warmer underfoot than a 2mm glue-down vinyl. Engineered hardwood also commands a higher resale perception. For a coastal rental or a slab-on-grade home with humidity concerns, the SPC is the more practical call.
| Urban Design 12 – Sydney | Engineered Hardwood | |

| Comfort underfoot | Firm; 2mm glue-down | Warmer, more cushioned feel |
| Installed price | $3.99/sq ft installed | ~$8.99/sq ft installed |
| Best room | Slab-on-grade, kitchens, rentals | Bedrooms, above-grade living areas |
Sweep or vacuum on a hard-floor setting — avoid a beater bar, which can scuff the surface over time. Damp-mop with a pH-neutral cleaner such as Brine, Rejuvenate, or a diluted dish soap solution; avoid anything acidic, ammonia-based, or solvent-heavy, as those can dull the aluminum oxide finish. Never use a steam mop on this floor — the heat and pressure can break down the adhesive bond on glue-down installations and compromise the wear layer over time. Wipe up standing water promptly even though the core itself is waterproof, especially near seams. For technical guidance, see the World Floor Covering Association vinyl flooring guide.
The rigid vinyl core in Urban Design 12 – Sydney is fully waterproof, so standing water won’t cause the plank itself to swell or buckle. That said, water that sits under the floor for extended periods can affect the adhesive bond on a glue-down install, so addressing leaks quickly is still smart practice.
The 12 mil wear layer gives this floor solid resistance to pet nails and everyday clawing for a household with one or two pets. Cleanup is simple — the surface doesn’t absorb odors or liquids. Very large or high-energy dogs with long nails may still leave fine surface scratches over time, so keeping nails trimmed helps.
SPC (stone plastic composite) uses a rigid core with a higher mineral content than standard LVP, making it stiffer and more dimensionally stable under temperature swings and humidity changes. That rigidity matters on concrete slabs common in Fort Myers homes, where a less stable floor can telegraph minor surface imperfections or develop gaps.
A 7-inch-wide, 4-foot-long plank reads as a mid-to-large format on the floor, which makes most rooms feel more open and reduces the number of seams you see. In smaller rooms like bathrooms or laundry areas, the plank size can feel slightly oversized, so it’s worth discussing layout with your installer.
Flooring Queen installs Urban Design 12 – Sydney throughout the Southwest Florida region, including Cape Coral and Bonita Springs, as well as Fort Myers and surrounding communities. If you’re outside those areas, give us a call — coverage can extend depending on project size and scheduling.
This floor works well in kitchens, living rooms, entryways, and any room on a concrete slab — the glue-down method and waterproof core suit those spaces well. It’s a practical choice for laundry rooms too. Stairs require separate nosing pieces and additional labor; always confirm with your installer before planning it for a multi-level application.
