Urban Design Ll – Tokyo SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a cool gray floor built on a 100% virgin vinyl, fiberglass-reinforced core. Happy Feet’s Urban Design LL collection pairs that structural integrity with a ceramic bead finish and a square edge profile, landing a clean, contemporary look that suits Southwest Florida homes with no apology for the humidity.

What Urban Design Ll – Tokyo SPC Rigid-Core Plank is built for

Tokyo is a practical fit for Southwest Florida’s slab-on-grade construction. Because there’s no wood composite in the core, it won’t swell when moisture migrates up through concrete — a real problem in this region. The fiberglass layer adds dimensional stability through the humidity swings between a blasting AC interior and a coastal exterior.

The loose-lay installation method also makes it a smart choice for snowbird or seasonal homes where minor floor adjustments between seasons are a fact of life. The 20 mil wear layer handles sandy foot traffic, pet nails, and the kind of daily abuse rental properties see without sacrificing the clean gray aesthetic.

Installed pricing in Fort Myers & Southwest Florida

At $3.99 per square foot installed, Flooring Queen’s price covers the full scope: delivery to your door, removal of the existing floor covering, surface preparation for a standard slab, installation of the planks, and fitting of baseboards and transition strips. What you see on the quote is what you pay for a straightforward project.

Certain conditions add cost — significant low spots requiring self-leveling compound, custom border work, or stair nosing installations fall outside the base price. Call us or schedule a free in-home measure and we’ll put everything in writing before a single plank moves.

How Urban Design Ll – Tokyo SPC Rigid-Core Plank compares

Waterproof laminate and SPC rigid-core planks occupy similar price territory and similar marketing language, so it’s worth knowing the real difference. Laminate — even water-resistant versions — has an HDF or wood-fiber core that can swell with prolonged moisture exposure. Tokyo’s 100% virgin vinyl core with a fiberglass layer is genuinely indifferent to standing water at the core level, which matters on Florida slabs.

Where laminate sometimes wins: foot feel. A thicker laminate with attached pad can feel softer and quieter underfoot. Tokyo at 4.5mm is a thinner profile, so it transmits a bit more hardness. If acoustics or cushion are priorities, factor that in. If moisture protection and long-term dimensional stability on a slab are priorities, Tokyo has the structural edge.

Care & maintenance

Sweep or vacuum Tokyo regularly — grit tracked in from outside is the main enemy of any vinyl wear layer, and Fort Myers sand is no exception. Use a damp mop with a pH-neutral cleaner like Bona Hard-Surface Floor Cleaner; avoid acidic or solvent-based products that can dull the ceramic bead finish over time. Skip the steam mop entirely — prolonged heat and moisture at the seams can compromise the loose-lay bond and cause edge lifting. Wipe spills promptly; the core won’t swell, but standing water at seams is still best avoided. For technical guidance, see the World Floor Covering Association vinyl flooring guide.

Frequently asked questions

Will standing water actually damage this floor, or is ‘waterproof’ just marketing?

Tokyo’s 100% virgin vinyl core with a fiberglass layer is genuinely waterproof — it won’t swell or buckle from water exposure the way wood-fiber products can. The practical caveat is seams: prolonged standing water forced into gaps can eventually reach the subfloor beneath, so cleaning up puddles promptly is still good practice.

My dogs are hard on floors — is this wear layer thick enough to hold up?

The 20 mil wear layer is one of the thicker options in residential vinyl, and it holds up well against pet nails and everyday scratching. It won’t show claw marks under normal use. Cleanup from accidents is straightforward — the vinyl core doesn’t absorb liquid, so a damp wipe is usually all it takes.

Does Tokyo come with an attached underlayment, or do I need to buy pad separately?

Tokyo does not include a pre-attached underlayment pad. Because it’s designed for loose-lay or glue-down installation, adding a separate floating pad underneath isn’t applicable here. The 4.5mm thickness provides some cushion, but if sound reduction is a concern, discuss your subfloor situation with us before ordering.

How does the 7″ x 48″ plank size affect how a room looks once it’s down?

A 7-inch-wide, 4-foot-long plank reads as a modern, wide-format board that makes average-sized rooms feel more open and reduces the number of end joints visible across the floor. Larger rooms benefit especially — you get long uninterrupted lines that emphasize the gray tone rather than the plank grid.

What’s the real difference between SPC and regular luxury vinyl — and which one is this?

Tokyo is an SPC (stone plastic composite) plank, which means its core is denser and more rigid than traditional LVP, which typically uses a softer flexible vinyl core. That rigidity means SPC resists denting under heavy furniture and stays flatter on imperfect subfloors. The trade-off is that SPC feels slightly harder underfoot than a cushioned LVP.

My project is about 600 square feet — what kind of install window should I plan for?

A single room typically wraps up in one day; 600 square feet across multiple rooms usually runs two days depending on layout complexity and how much furniture is involved. Tokyo’s loose-lay method can move quickly in open areas but slows down around door casings, transitions, and tight spaces. Your written quote will include a projected schedule.
