Specifications

Lanai SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a wide-format natural-tone plank from Neptune’s Maxlp collection designed to hold up in real Florida homes. At 9 inches wide with a synchronized embossed texture, it reads like genuine wood grain without any of the maintenance wood demands. Flooring Queen carries and installs it across Southwest Florida.

What Lanai SPC Rigid-Core Plank is built for

With a 100% waterproof rigid core and pre-attached IXPE backing, Lanai handles the conditions that end most floors in Southwest Florida: slab-on-grade construction, high ambient humidity, salt air near the coast, and the seasonal swings that come with part-time occupancy. It floats directly over concrete without glue or nails, which matters on slabs where moisture can migrate upward.

The antimicrobial Shadetech finish and 22-mil wear layer make it a practical pick for rental properties and high-traffic areas alike. It’s also GREENGUARD Gold certified, so off-gassing is a genuine non-issue in the enclosed, air-conditioned spaces common to Florida homes.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Lanai at $3.99 per square foot, and that price covers the full scope of a standard job: delivery, removal of your existing floor covering, subfloor preparation within normal tolerances, installation, new baseboards, and transition strips. Old material gets loaded out and disposed of — nothing left in your driveway.

Additional costs apply for situations outside the standard scope: heavy subfloor leveling or grinding, stair nosing, diagonal or herringbone layouts, and custom border work. How Lanai SPC Rigid-Core Plank compares

Waterproof laminate sits in the same price range as Lanai and delivers a similar wood-look aesthetic, so the two come up in the same conversations often. The meaningful difference is the core. Lanai’s SPC core is stone-plastic composite — denser, dimensionally stable, and genuinely impervious to water penetrating the core. Waterproof laminate resists surface moisture but the HDF core can still swell at seams or edges if water sits or works underneath.

For Southwest Florida installs on concrete slabs or in bathrooms, Lanai holds an edge. Laminate tends to feel slightly softer underfoot and can be quieter in some cases, but in a coastal Florida climate where moisture is a constant variable, the SPC construction is the more reliable choice long-term.

Care & maintenance

Sweep or vacuum regularly — use a soft-bristle head and avoid beater-bar attachments, which can scuff the wear layer over time. For mopping, a damp microfiber mop with a pH-neutral cleaner like Bona Stone, Tile & Laminate or a similar SPC-safe formula works well. Avoid steam mops entirely: the heat and pressure can compromise both the locking joints and the IXPE backing. Skip anything with wax, oil-based soap, or abrasive scrubbers. No refinishing is needed or possible — the 22-mil wear layer is the floor’s durable surface for the life of the product. Frequently asked questions

Will standing water on this floor actually damage it, or just the surface?

The Lanai SPC core is 100% waterproof, meaning standing water won’t swell or warp the plank itself. That said, water that works its way beneath the floor through gaps at walls or transitions can affect the subfloor below. Keep perimeter caulk and transition strips intact to protect the installation as a whole.

My dogs are rough on floors — will the wear layer hold up to claws and accidents?

The 22-mil wear layer on Lanai is a commercial-grade rating that resists everyday claw traffic better than standard residential vinyl. Accidents clean up without staining since the surface is non-porous. Larger dogs with unclipped nails can still leave fine scratches over time, but this wear-layer thickness is among the more durable options in the SPC category.

What’s the actual difference between SPC and regular LVP — does it matter for my house?

SPC (stone-plastic composite) has a rigid mineral-filled core, while traditional LVP uses a flexible vinyl core. Lanai is SPC, which means it’s denser, more resistant to denting under heavy furniture, and dimensionally stable in temperature swings — important in Florida homes that sit unoccupied with the AC set high. Standard LVP can expand and buckle more noticeably under those conditions.

What does keeping this floor clean actually cost year to year?

Ongoing costs are minimal — a pH-neutral hard-surface cleaner and a microfiber mop are all you need. There’s no sealing, refinishing, or professional cleaning service required. A bottle of cleaner runs a few dollars and lasts months. Unlike hardwood or tile grout, Lanai has no resealing schedule and no periodic professional maintenance to budget for.

Are there any rooms in the house where this floor shouldn’t go?

Lanai is rated for floating installation on any grade — above, on, or below grade — so basements and slab-level installs are fine. It’s a strong fit for bathrooms, kitchens, and living areas. The one limitation is that floating floors generally aren’t recommended for saunas or areas with sustained radiant heat above the manufacturer’s tolerance, but that’s rarely a factor in Southwest Florida homes.

Does installing vinyl plank help or hurt when it’s time to sell a home in SWFL?

Vinyl plank in good condition is broadly accepted by buyers in the Southwest Florida market, particularly in waterfront or investment properties where moisture resilience is a selling point. It won’t carry the perceived value of real hardwood in a luxury listing, but it won’t hurt a standard sale. Buyers here prioritize durability and low maintenance, and SPC checks both boxes.
