Specifications

Northshore Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a wide-plank oak floor in a warm natural tone from LW Flooring’s Cascades collection. The embossed-in-register texture follows the wood grain closely, giving each 7-2/3-inch plank a grounded, understated look that works equally well in coastal cottages and newer construction homes.

What Northshore Engineered Hardwood is built for

At 10mm thick with an attached IXPE pad, Northshore floats over concrete slab foundations without telegraphing minor surface irregularities — a practical advantage in Southwest Florida homes where slab construction is the norm. The click-lock system means no adhesive, which also makes it a reasonable fit for seasonal or snowbird properties where the floor needs to move slightly with humidity swings.

The AC4 wear rating puts it at the upper end of residential durability — capable of holding up to active households, pets, and the tracked-in sand that comes with coastal living. It’s well suited to living rooms, dining rooms, bedrooms, and open-plan main areas.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Northshore Engineered Hardwood at $8.99 per square foot. That price covers delivery to your home, removal of your existing floor covering, standard subfloor preparation, the installation itself, baseboards, and transition strips. Old flooring material is taken off-site when the crew leaves.

Extra charges apply when conditions require it: heavy leveling compounds for significantly uneven slabs, stair nosing pieces, or custom layout patterns add to the base price. Flooring Queen offers a free in-home measurement and puts the full scope in writing before any work begins, so you know exactly what the project costs.

How Northshore Engineered Hardwood compares

Shoppers drawn to real-wood flooring often weigh engineered hardwood against solid hardwood. Northshore wins on installation flexibility — its click-lock floating method works directly over concrete slab, which solid hardwood generally cannot do without an elaborate nail-down subfloor system. Northshore’s IXPE pad also adds cushion and a degree of moisture buffering that bare solid planks lack.

Where solid hardwood has a genuine edge: a thick solid board can be sanded and refinished multiple times over decades. Northshore’s engineered construction limits refinishing to light passes only. For Southwest Florida homes on slab — which is nearly all of them — engineered hardwood is the more practical choice. Solid hardwood makes more sense on wood-framed subfloors in older construction.

Care & maintenance

Sweep or vacuum Northshore regularly using a hard-floor setting — avoid a spinning beater bar, which can scratch the aluminum oxide finish over time. For damp mopping, use a hardwood-specific cleaner such as Bona Hardwood Floor Cleaner or a comparable pH-balanced formula; wring the mop nearly dry before it touches the floor. Standing water and steam mops are off-limits — prolonged moisture can work into the plank edges and cause swelling. Avoid oil soaps and wax-based products, which leave residue that dulls the finish and can make re-coating difficult later. Frequently asked questions

How long does this floor need to sit in the house before it can be installed?

Northshore Engineered Hardwood should acclimate in your home for at least 48 to 72 hours before installation. In Southwest Florida’s high-humidity environment, keeping the boxes in the room where they’ll be installed — with your AC running at normal levels — lets the planks stabilize and reduces the chance of post-install gapping or buckling.

Can this engineered oak actually be sanded down and refinished someday?

Northshore can be lightly refinished, but the number of passes is limited compared to solid hardwood. The engineered construction means only the top veneer layer is real wood, so aggressive sanding is not an option. A light screen-and-recoat to refresh the finish is feasible, but a full sand-down is not recommended.

Which rooms make the most sense for this floor — and are there any I should avoid?

Northshore is a strong fit for living rooms, dining rooms, home offices, and bedrooms. Because it installs as a floating click-lock floor, it works well over slab. Avoid full bathrooms, laundry rooms, or any space with regular standing water — engineered hardwood is moisture-tolerant but not waterproof, and wet areas will shorten its life.

Does my old tile or vinyl have to come up, or can Northshore go right over it?

In many cases, Northshore’s click-lock floating system can go directly over existing hard, flat flooring without removing it first. The key condition is that the existing surface is firmly bonded, level, and less than 3/16-inch variation over 10 feet. Our crew assesses the existing floor during the on-site measure and flags anything that needs to come up first.

What’s a realistic timeline from start to finish for a full home installation?

A single room typically takes one day. A full home — say 1,200 to 1,800 square feet — usually runs two to three days depending on layout complexity and how much prep the subfloor requires. Northshore’s click-lock system installs efficiently, but transitions between rooms and doorway cuts add time to any whole-home project.
