Eastport Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a warm honey-toned oak floor from LW Flooring’s Grand Coast collection. The wide 9-inch planks and embossed-in-register texture give it the grain depth of real hardwood without the installation headaches. It’s a grounded, livable look that works as hard as it reads well.
At 12mm thick with a 5G locking click system, Eastport is built for installation over concrete slab — the standard foundation in Southwest Florida homes. The engineered construction handles the humidity swings that come with coastal living better than solid hardwood, making it a sound choice for main living areas, bedrooms, and open-plan spaces.
The 30-mil wear layer and polyurethane finish hold up to the kind of daily grit that comes through the door in beach and golf communities — sand, salt air, and the foot traffic of a busy household or a rental that turns over seasonally. It carries a lifetime residential warranty and 15 years for light commercial use.

Flooring Queen’s installed price for Eastport is $8.99 per square foot. That covers measurement, product delivery, removal of your old flooring, subfloor cleaning and minor prep, installation of the planks, and fitting of new baseboards and transition strips. Debris and old material are hauled off when the crew leaves.
Some jobs require additional work that falls outside the base price: significant subfloor leveling, stair nosing, or any cut-work around custom borders or intricate room layouts. Call us or schedule a free in-home measure and we’ll walk the space, note anything that may affect cost, and put the full number in writing before any work starts.
Eastport is engineered hardwood, which means it has a real oak veneer bonded over a layered core. That construction is more dimensionally stable than solid hardwood in humid climates — a real advantage in Southwest Florida, where summer humidity regularly climbs above 80%. Solid hardwood expands and contracts more aggressively and is not recommended for installation over concrete slab without a moisture barrier and additional prep work.
Where solid hardwood has an edge: it can typically be sanded and refinished more times over its life, adding decades of longevity if you’re committed to a forever floor. Eastport’s 30-mil wear layer does allow refinishing, but there’s a ceiling on how many times. For a Fort Myers slab home in a coastal environment, engineered hardwood is the more practical choice — solid hardwood costs more to install correctly and carries more moisture risk.
| Eastport | Solid Hardwood | |
|---|---|---|
| Water resistance | Better — stable engineered core | Lower — expands with humidity |
| Scratch resistance / wear layer | 30-mil polyurethane wear layer | Full wood thickness; refinishable more times |
| Comfort underfoot | Warm, solid feel at 12mm | Warm, slightly firmer feel |
| Installed price | $8.99/sq ft installed | Typically $12–$16/sq ft installed |
| Best room | Slab-on-grade living areas, bedrooms | Above-grade rooms with wood subfloor |
Sweep or vacuum Eastport regularly to keep sand and grit from working into the finish — a soft-bristle floor attachment works best and won’t scratch the polyurethane surface. For damp mopping, use a hardwood-specific cleaner such as Bona Hardwood Floor Cleaner or a similarly pH-balanced product; avoid steam mops, oil soaps, and anything acidic, as these can dull or lift the finish over time. Wipe up standing water promptly — the wear layer protects against everyday moisture, but pooled water at seams or edges is the enemy of any wood-based floor. For technical guidance, see the National Wood Flooring Association consumer hardwood information.
LW Flooring recommends acclimating Eastport for at least 48 hours in the room where it will be installed. In Southwest Florida, where indoor humidity can run high even with air conditioning, your installer will want the HVAC running at normal living conditions during that window so the planks stabilize before they’re locked together.
Yes, Eastport can be lightly refinished — the 30-mil wear layer is thick enough to allow at least one refinish, possibly two if done carefully by a professional. That’s less than a solid hardwood floor, but it still gives you meaningful life extension if the surface gets worn or scratched years from now.
A single room of 200–300 square feet usually takes one day to complete, including removal of old flooring and installation. A whole-home project of 1,000–1,500 square feet typically runs two to three days. The 5G locking system on Eastport clicks together efficiently, so layout complexity — not the product itself — is what affects pace most.
Eastport’s polyurethane finish resists surface moisture from spills and normal cleaning, but the floor is not waterproof. A plumbing leak or prolonged standing water can work through seams and affect the engineered core. Clean up spills promptly, and address any moisture source under the slab before installation in older Fort Myers homes.
Eastport’s 5G click system is a floating installation, so it can often be laid over existing hard surfaces like tile or vinyl if they’re flat, firm, and in good condition. Height transitions at doors and overall floor flatness matter — our installer will check the existing surface during the measure and flag anything that needs attention before the job starts.
Many Southwest Florida condo associations require an underlayment with a minimum IIC (impact insulation class) rating before any hard flooring goes down, and some boards require written approval before work begins. Check your association’s rules on both sound transmission and approval process before scheduling — we can provide product documentation to help with your submission if needed.
Engineered hardwood is the only wood we recommend over SWFL slabs, and we install it every week. Our team handles substrate moisture testing, layout, install, and trim from one source. Written installed quote: (239) 763-0770.
