Specifications

Latte Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a wirebrushed European White Oak floor with a warm natural tone that reads calm and grounded without trying too hard. From LW Flooring’s Traditions collection, it pairs the character of real oak with an engineered construction built to handle the demands of Southwest Florida homes.

What Latte Engineered Hardwood is built for

The 3/8-inch engineered construction makes Latte a sensible choice over concrete slabs, which are standard in Southwest Florida builds. Unlike solid hardwood, which can cup and gap as humidity swings between dry season and rainy season, the layered core here resists that movement. The float, glue, or nail installation options add flexibility whether you’re working with a slab or a wood subframe.

The wirebrushed texture hides the fine scratches and grit that come with sandy SWFL living, and the lifetime residential warranty gives long-term owners — and snowbird properties left closed through humid summers — a reasonable layer of confidence.

Installed pricing in Fort Myers & Southwest Florida

At $8.99 per square foot installed, Flooring Queen’s price covers material, delivery to your home, removal of your existing floor covering, subfloor preparation for standard conditions, installation, baseboard reinstallation, and transition strips between rooms. Haul-away of the old flooring is included as well. There are no hidden line items for a straightforward single-story layout.

Some situations do carry an upcharge: significant subfloor leveling, stair nosing installation, intricate diagonal or herringbone patterns, and custom border work are all quoted separately. How Latte Engineered Hardwood compares

Solid hardwood and Latte engineered hardwood are both real oak — the difference is in how the boards are built and how they behave in a Florida home. A solid plank is one piece of wood through and through, which means it responds dramatically to moisture and temperature swings. In a climate like Southwest Florida’s — with high summer humidity and air-conditioned winters — solid hardwood over a concrete slab is a known risk for cupping, gapping, and squeaking.

Latte’s engineered construction bonds a real oak face to a dimensionally stable core, which handles those swings far better. You still get the same oak look and the ability to refinish the surface. Where solid hardwood wins: thicker wear layers on some products allow more refinishing cycles over decades. For most SWFL homeowners on slab, engineered is the more practical call.

Care & maintenance

Sweep or vacuum with a soft-brush attachment daily — grit tracked in on sandy Florida floors is the number-one cause of finish wear on wirebrushed oak. For damp mopping, use a hardwood-specific cleaner like Bona Hardwood Floor Cleaner or WOCA Wood Floor Soap; wring the mop nearly dry before it touches the floor. Avoid steam mops entirely — the heat and moisture force water into the seams and can cause swelling or delamination. Never use ammonia-based cleaners, vinegar solutions, or anything marketed as a multi-surface floor stripper on this finish, as they will dull the polyurethane coat over time. Frequently asked questions

How long does Latte need to sit in my house before it can be installed?

Engineered hardwood from LW Flooring typically needs 48 to 72 hours to acclimate inside your home before installation. In Southwest Florida, where humidity can run high, that window allows the planks to stabilize to your indoor climate. Keep the boxes in the room where they’ll be installed, with the HVAC running at normal living conditions.

This is a 1.2 mm wear layer — does that mean the floor can actually be refinished down the road?

Yes, Latte can be lightly sanded and refinished, though the 1.2 mm wear layer is on the thinner end, so plan for one light screen-and-recoat rather than a full sand. A professional should assess the floor before any sanding to confirm enough material remains above the tongue. Most homeowners get one refinish cycle from a wear layer this thickness.

My current floor is ceramic tile — does Latte have to go on bare subfloor, or can it float right on top?

Latte can float over existing tile or vinyl as long as the surface is flat, firmly bonded, and within acceptable height tolerances at transitions. Loose or cracked tiles and high spots need to be addressed first. Our in-home measurement includes a subfloor assessment so you know exactly what prep is needed before the installers arrive.

Will a puddle or a slow leak under the dishwasher damage this floor?

Latte is not a waterproof floor — standing water or a slow leak left unaddressed will eventually work into the seams and can cause the planks to swell or the finish to separate. The polyurethane finish resists surface moisture from normal spills if wiped up promptly, but it is not a barrier against prolonged exposure. Keep it out of laundry rooms and bathrooms.

What’s the real difference between engineered oak and solid oak, and why does that matter in a Florida house?

Engineered hardwood bonds a genuine oak veneer to a layered core, which makes it dimensionally more stable than a solid plank when humidity fluctuates. Solid hardwood is milled from a single piece of wood and expands and contracts significantly with moisture changes — a real problem over Florida’s concrete slabs, which hold ambient moisture year-round. Engineered construction is the standard recommendation for on-grade and below-grade installs in this region.

Are there rooms in my home where Latte just isn’t the right fit?

Latte works well in main living areas, dining rooms, hallways, and bedrooms — anywhere above grade with controlled humidity. Skip it in full baths, laundry rooms, or enclosed patios where moisture is ongoing. Garages are also a poor fit. The float and glue installation options make it compatible with both slab and wood-frame subfloors on the main level.
