Zodiac Engineered Hardwood starts at $8.99/sq ft installed in Fort Myers — a wide-plank oak floor in warm beige tones from LW Flooring’s Odyssey collection. The embossed-in-register texture follows the wood grain closely, giving it the feel of real sawn oak without the sensitivity to humidity. It’s a grounded, versatile look that fits naturally in open-plan Florida homes.
At 12mm thick with a Click Lock installation system, Zodiac is engineered to float over concrete slabs — the dominant subfloor in Southwest Florida construction. The oak core handles the humidity swings that come with SWFL summers, and the painted beveled edge detail keeps water from pooling at the seams the way flat-edge floors can.
The AC4 wear layer makes it a reasonable choice for households with pets or kids, and the 15-year light commercial warranty means it holds up in rental properties or snowbird homes that sit empty for months then take on sudden foot traffic.

Flooring Queen installs Zodiac at $8.99 per square foot, and that price covers more than the planks themselves. It includes delivery to the job site, removal of your existing flooring, standard subfloor preparation, full installation, baseboards, and transition strips. Debris and old materials are hauled off when the crew wraps up.
Heavier subfloor work — significant leveling, filling, or grinding — is priced separately since it varies by condition. Stair nosing and custom border layouts are also upcharged. Call or schedule a free in-home measure and you’ll receive a written quote before any work begins.
Zodiac is engineered oak, meaning it’s a real oak veneer bonded to a layered core — not a wood-look product. Compared to solid hardwood, the main difference is dimensional stability. Solid oak expands and contracts more dramatically with humidity, which is a real concern in coastal Southwest Florida where indoor humidity can swing significantly season to season. Zodiac’s engineered construction handles that movement better, and it can float directly over concrete — something solid hardwood typically cannot do reliably.
Where solid hardwood wins is refinishing depth. A solid plank can be sanded and refinished multiple times over decades. Zodiac’s melamine wear layer limits that option. If longevity-through-refinishing is the priority, solid hardwood is worth the trade-off. For most SWFL installs on slab, engineered is the more practical choice.
| Zodiac | Solid Hardwood | |
|---|---|---|
| Water resistance | Moderate — engineered core, better than solid | Low — solid wood swells and warps with moisture |
| Scratch resistance / wear layer | AC4 melamine, aluminum oxide finish | Varies; finish depth depends on species and brand |
| Comfort underfoot | Warm, natural oak feel; 12mm thickness adds cushion | Warm, natural feel; typically 3/4″ solid |
| Installed price | $8.99/sq ft installed | Typically $10–$14/sq ft installed |
| Best room | Living areas, bedrooms, open slab-on-grade homes | Above-grade rooms; avoid over concrete slabs |
Sweep or vacuum with a soft-bristle attachment regularly — grit tracked in from Florida’s sandy driveways is the biggest threat to the aluminum oxide finish over time. For damp mopping, use a hardwood-specific cleaner like Bona Hardwood Floor Cleaner or a product approved for engineered oak; avoid anything acidic or oil-soap-based, which can cloud the finish. Never use a steam mop — the heat and moisture can force their way into the seams and compromise the engineered layers beneath. Wipe up spills promptly rather than letting water sit at the beveled edges. For technical guidance, see the National Wood Flooring Association consumer hardwood information.
In Southwest Florida, engineered hardwood like Zodiac should acclimate in the installation space for at least 48–72 hours before install. Keep it in the room where it will be laid, with your HVAC running at normal living conditions. SWFL’s humidity can cause planks to expand slightly if they skip this step, leading to buckling.
Zodiac’s melamine wear layer limits refinishing options compared to solid hardwood. The AC4 surface is durable, but it isn’t thick enough to survive multiple sand-down cycles the way a 3/4″ solid plank can. Light screening or recoating may be possible depending on condition, but plan on replacement rather than repeated refinishing.
Real wood flooring — even engineered — generally reads as an upgrade to buyers in the Southwest Florida market and tends to support asking price better than laminate or vinyl in comparable homes. It won’t add dollar-for-dollar value, but it rarely hurts and often helps in mid-range to upper-mid listings.
A single room typically runs one day; a whole-home project in the 1,200–2,000 sq ft range usually takes two to three days. Zodiac’s Click Lock system installs quickly without adhesive or nailing, so the main variable is subfloor condition — any leveling work adds time before the first plank goes down.
It depends on height and condition. Zodiac’s Click Lock system can float over a flat, stable surface, but existing tile that’s cracked, uneven, or raising the floor height above door clearances usually needs to come up. We assess this during the in-home measure and flag anything that would require removal before quoting.
