Specifications

York Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a warm honey-toned floor from LW Flooring’s Shires collection with an embossed wood texture and square edges. The wide 9-inch planks give rooms an open, relaxed feel that works especially well in the casual coastal interiors common across Southwest Florida. It’s a straightforward, well-built floor without unnecessary complexity.

What York Engineered Hardwood is built for

York is a practical choice for living rooms, bedrooms, dining rooms, and open-plan spaces where you want real wood character without the movement concerns of solid hardwood. The loose-lay or glue-down installation method makes it well-suited to concrete slab foundations — the standard build in Southwest Florida — where solid hardwood would expand and contract too aggressively with seasonal humidity swings.

The polyurethane finish holds up to daily foot traffic, and the 9-inch width means fewer seams, which helps in larger rooms. It’s a reasonable pick for rental properties or snowbird homes that need a floor that looks good without demanding constant attention.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs York Engineered Hardwood at $8.99 per square foot. That price covers delivery to your home, removal of your existing floor covering, subfloor preparation for typical flat slabs, installation, baseboard reinstallation, and transition strips between rooms. Old material gets loaded out — nothing is left behind.

Upcharges apply when conditions fall outside the ordinary: significant subfloor leveling beyond standard tolerances, stair nosing, or custom layout patterns such as herringbone. To get an accurate number for your specific space, schedule a free in-home measurement and you’ll receive a written quote before any commitment is made.

How York Engineered Hardwood compares

York is engineered wood, which means a real hardwood veneer sits over a multi-ply core. That construction is more dimensionally stable than solid hardwood in humid climates — a real advantage in Southwest Florida, where indoor humidity can swing significantly between the wet and dry seasons. Solid hardwood expands and contracts with those changes; engineered hardwood resists that movement more effectively.

The trade-off is refinishing depth. Solid hardwood can typically be sanded down multiple times over decades. York’s wear layer allows limited refinishing compared to a solid plank. Solid hardwood also generally commands a higher installed price. If long-term refinishing potential is the top priority and you have a wood subfloor, solid hardwood is worth considering — but for slab-on-grade construction in Florida, engineered wood is the more practical call.

Care & maintenance

Sweep or vacuum York regularly using a soft-bristle attachment — avoid beater bars, which can scuff the polyurethane finish over time. For damp cleaning, use a hardwood-specific cleaner such as Bona Hardwood Floor Cleaner or a similar pH-balanced product applied with a well-wrung mop; standing water should never sit on the surface. Skip steam mops entirely — the heat and moisture force their way into the seams and can cause the planks to swell or delaminate. Wipe up spills promptly, and consider felt pads under furniture legs to protect the finish from point-load scratches. Frequently asked questions

How long does York Engineered Hardwood need to sit in my house before it can be installed?

In Southwest Florida’s climate, plan on at least 48 to 72 hours of acclimation inside your home before installation. The boxes should be opened and the planks stacked in the room where they’ll be laid, with your HVAC running at normal temperature and humidity. This lets the wood stabilize and reduces the chance of gapping or buckling after install.

Is this floor something I can sand down and refinish if it gets worn over the years?

York can be lightly refinished, but the depth available is limited compared to solid hardwood. With a 20 mil polyurethane wear layer, you may be able to do one careful light sand-and-recoat — but it is not designed for repeated full refinishing cycles the way a thick solid plank is. Plan accordingly if multi-decade refinishing is a priority.

We only use our Fort Myers home about five months a year — how will York hold up when the house is closed up?

York handles seasonal vacancy reasonably well, provided you keep the HVAC or a dehumidifier running while the home is empty. Engineered hardwood is more stable than solid wood through humidity cycling, but leaving a Florida home completely uncontrolled — with humidity spiking into the 80s — can still stress any wood-based floor. A setpoint of around 78°F and a humidity target below 60% is a sensible baseline.

What’s a realistic timeline for getting York installed in a single room versus a full house?

A single room typically takes one day once acclimation is complete. A whole-home project — multiple rooms, hallways, transitions — usually runs two to four days depending on total square footage and any subfloor work needed. The loose-lay or glue-down method for York is not particularly slow, but glue-down installs require cure time before heavy furniture is moved back in.

Will a spill or a leaking appliance damage this floor?

York is not waterproof — the polyurethane finish resists surface moisture, but standing water that sits or seeps into seams can damage the wood core over time. Wipe up spills promptly and address any appliance leaks immediately. It is not the right choice for bathrooms or laundry rooms where water exposure is frequent or likely to go unnoticed.

We have two large dogs — is the wear layer on York going to hold up to nails and general chaos?

York’s 20 mil polyurethane finish offers solid everyday scratch resistance for most pets, but large dogs with long nails on any wood-finish floor will eventually leave marks. Keep nails trimmed, use area rugs in high-traffic pet zones, and clean up accidents right away — prolonged moisture from pet messes is harder on engineered wood than scratches are. It’s a durable option, not an indestructible one.
