Prime In Jasmine Oak SPC Rigid-Core Plank starts at $3.99/sq ft installed in Fort Myers — a warm walnut-toned floor from TRUCOR’s Prime collection that reads like real wood without any of the moisture anxiety that comes with living in Southwest Florida.
Jasmine Oak is a natural fit for the way Fort Myers homes actually get used. The rigid stone-plastic composite core doesn’t expand or contract with humidity swings, which matters on concrete slab foundations where moisture migration is a real concern. It installs above, on, or below grade, so it works equally well in a ground-floor great room or a below-grade bonus space.
The 20 mil wear layer and TRUWEAR finish hold up under sandy foot traffic, wet feet from the pool, and the general wear of a rental or snowbird property that sits unoccupied for months at a time. Salt air near the coast won’t affect it the way it would wood.

Flooring Queen’s installed price for this product is $3.99/sq ft. That covers delivery to your home, removal of the existing floor covering, standard subfloor preparation, installation of the planks, base moldings, and the transition strips needed between rooms or at doorways. Old flooring materials are hauled away when the crew leaves.
Some situations cost more: significant subfloor leveling beyond routine prep, stair nosing installations, diagonal or herringbone layouts, and custom border work are quoted separately. Contact us for a free in-home measurement and a written room-by-room breakdown before any work begins.
Shoppers who like the warm walnut look of Jasmine Oak often look at engineered hardwood first — and the visual comparison is fair. Engineered hardwood offers genuine wood on the surface, which can be lightly sanded and refinished once or twice over its life. That’s a meaningful advantage if you want the floor to outlast a renovation cycle.
But in Southwest Florida, engineered hardwood has real limitations. It’s not waterproof, it reacts to humidity, and it won’t install below grade. Jasmine Oak’s rigid core is fully waterproof, sits on any level of the home, and installs for less. The trade-off is that it can’t be refinished — when the wear layer is gone, you replace the floor.
| Prime in Jasmine Oak | Engineered Hardwood | |
|---|---|---|
| Water resistance | Fully waterproof, all grade levels | Moisture-sensitive, not for wet areas |
| Scratch resistance / wear layer | 20 mil / 0.5 mm TRUWEAR finish | Thin veneer; refinishable 1-2 times |
| Comfort underfoot | Attached IXPE pad, rigid core | Softer feel, some flex |
| Installed price | $3.99/sq ft | Approx. $8.99/sq ft |
| Best room | Any level, including slab-on-grade | Above-grade, low-humidity rooms |
Sweep or dry-mop regularly to keep sand and grit from grinding against the TRUWEAR finish — this is the main source of visible wear over time. For routine cleaning, use a pH-neutral vinyl floor cleaner such as Bona Hard-Surface Floor Cleaner or a product labeled safe for SPC and LVP; avoid anything acidic or abrasive. Never use a steam mop on this floor — the heat and pressure can compromise the locking joints and the attached IXPE underlayment pad. Avoid wax-based products as well; they leave a residue that dulls the finish and is difficult to remove. For technical guidance, see the World Floor Covering Association vinyl flooring guide.
Jasmine Oak’s stone-plastic composite core is genuinely waterproof — it won’t swell, buckle, or delaminate from water sitting on the surface. The important caveat is that water can still seep through seams at the edges over time, so trim and transitions should be properly sealed to protect the subfloor beneath.
The 20 mil wear layer on Jasmine Oak is thick enough to resist daily scratching from pet nails and claws under normal household conditions. Cleanup of accidents is easy since the surface doesn’t absorb liquid. Very large, active dogs may show surface marks over years, but this is among the more durable options in its price range.
SPC (stone-plastic composite) has a denser, harder core than traditional LVP, which makes it more resistant to denting and less likely to flex or indent under heavy furniture. Jasmine Oak is SPC, so it won’t telegraph subfloor imperfections as readily, and it holds up better in high-traffic areas where standard LVP can feel soft.
Ongoing care costs are minimal — a pH-neutral vinyl cleaner and a microfiber mop are all you need, and there are no refinishing or resealing cycles. Unlike hardwood or grout-based floors, SPC has no scheduled maintenance cost. Budget a small amount for cleaner; there are no professional service intervals required.
Jasmine Oak comes with an IXPE pad already bonded to the back of each plank, so no separate underlayment purchase is needed. That attached pad softens the feel underfoot, reduces hollow sound when you walk across it, and provides a slight thermal buffer between the plank and a concrete slab.
TRUCOR provides a limited lifetime warranty for residential use and a 15-year commercial warranty on Prime in Jasmine Oak. Coverage is manufacturer-side and typically addresses manufacturing defects, wear-through, and finish performance under normal use conditions. Review the downloadable warranty document for specific exclusions before purchase.
