We price our floors to be the best value in Southwest Florida, and we put every detail in writing before you commit. This page explains exactly how our pricing and service works, so there are no surprises on installation day. If anything here raises a question, just ask. We would rather talk it through up front than leave you guessing.
Your quote
Every project starts with a free in-home measure. We quote from your actual floors, not a satellite photo or a guess, and you get a written quote that lists the full scope of your job. That written quote is what governs your project.
Because our pricing is inventory-specific and floors move fast, your written quote is valid for 5 days. Lock your price in writing and it is yours.
Our advertised prices, such as “from $3.99 per square foot, professionally installed,” are starting prices for select styles (for example, $3.99 reflects a 5.5 mm SPC). Jobs are 400 square feet or more; for a smaller space, just call and we will take care of you. Your exact price depends on the product you choose and your space, and it is confirmed in your written quote.

What is quoted separately
Most floors go in cleanly, but homes are different and some work is specific to yours. We quote these separately, after we have seen your space, so the number is accurate:
- Floor leveling, subfloor repair, or moisture mitigation
- Moisture barrier and underlayment, including any HOA-required underlayment
- Transitions and trim pieces
- Baseboards, quarter round, or shoe molding
- Custom molded stair noses
- Trimming doors, if needed
- Removing glued-down vinyl, tile, or hardwood
- Disposal and haul-away of old flooring, including carpet
- Moving large or specialty items such as pianos, pool tables, safes, and appliances
If we find something hidden
Once in a while an old floor hides a problem underneath, like an uneven or damaged subfloor. If that happens, we stop, show you exactly what we found, and get your approval before doing or charging for any additional work. You are never billed for a surprise.
Getting your home ready
A little prep keeps your install smooth and your belongings safe:
- Please clear small and breakable items, lamps, electronics, and the floors of closets in the work area
- Take down wall hangings and mirrors near where we are working
- Secure pets somewhere comfortable and away from the work
- Make sure we have access to power and water
- For condos and gated communities, HOA approvals and elevator or loading-dock reservations are the homeowner’s responsibility. Please arrange these before your install date
Furniture moving, within reason
Our crew moves your everyday furniture out of the work area and back once your new floors are down, at no charge. We just ask that you clear the small stuff first. Specialty and heavy items such as pianos, pool tables, safes, and aquariums need professional movers, and we are happy to point you to a good one. Our crew handles your pieces with care, but flooring is our trade and not furniture moving, so we cannot take responsibility for items we move.
Old flooring removal and disposal
Removing your old carpet, padding, and tack strips is included free with your installation. Removing other materials, such as glued-down vinyl, tile, or hardwood, is quoted separately. Hauling away and disposing of old flooring, including carpet, is an additional charge. We are not able to remove materials that are wet, moldy, or otherwise contaminated.
Toilets and appliances
On tile and bathroom jobs, our crew will remove a standard toilet as a courtesy so we can install your floor beneath it. We do not reset toilets, and we recommend a plumber reinstall yours to ensure a proper, leak-free seal.
We will move your refrigerator, stove, washer, and dryer out of the work area. To keep things safe and to protect your appliance warranties, we ask that you, or a professional you arrange, disconnect and reconnect the water, drain, and gas lines.
Timelines
We give you a realistic timeline before your install and work hard to hit it. Timelines are estimates, and they can shift with the size of the job, the condition of your subfloor, special-order lead times, and Florida weather. Some products need time to acclimate, and tile needs time for the thinset and grout to cure, which is exactly what makes a tile floor last. We will always keep you posted.
Payment
We collect a 50% deposit to schedule your job, with the balance due upon completion. We accept cash, check, and our in-house, interest-free financing. Ask us about financing, no banks involved.
Cancellations and refunds
You may cancel within 7 days of signing for a refund of your deposit, less the cost of any close-out or special-order materials already purchased for your job. Close-out and special-order materials are non-refundable once they have been ordered.
Leftover material
We bring extra material to every job so we never come up short. Any unopened boxes left over at the end are usually yours to keep at no extra charge, handy down the road for a repair.
Your workmanship warranty
Every installation is backed by our workmanship warranty, 6 to 12 months depending on the material, covering the quality of our installation work. After that, the manufacturer’s product warranty applies, and it passes through to you. If you notice a visible workmanship issue, such as a gap or a lifting edge, let us know within 30 days of your final walkthrough and we will make it right. The warranty does not cover normal wear, water or moisture damage, subfloor movement, or manufacturer product defects, which are handled under the manufacturer’s own warranty.
A note on samples and photos
Flooring is a natural and manufactured product, and color, grain, and shade can vary between samples, dye lots, and what you see on a screen. Photographs on our site are meant to give you a feel for a style and may be illustrative. We will always show you current samples so you know exactly what you are getting.
Finished work
We are proud of our installs and may photograph finished work for our portfolio and marketing. If you would prefer we not, just let us know.
