Saddle Tan gives you a warm brown wood aesthetic at a fraction of the maintenance demand that engineered hardwood requires. The core difference is water: SPC’s rigid stone-plastic composite is fully waterproof through the entire plank, while engineered hardwood has a real wood veneer and layered wood core that can swell, stain, or delaminate when moisture exposure is sustained. In Fort Myers — with high humidity, slab construction, and occasional flooding risk — that distinction matters.

Engineered hardwood does have real wood on the surface, which some buyers value at resale. It can sometimes be lightly sanded and refinished once, depending on veneer thickness. Care & maintenance

Sweep or dust-mop Saddle Tan regularly to clear fine sand and grit — the number one culprit for dull wear over time on any resilient floor. For damp cleaning, use a pH-neutral vinyl floor cleaner such as Bona Stone, Tile & Laminate or a diluted Rejuvenate formula; avoid anything acidic, oil-soap-based, or abrasive. Never use a steam mop — the high heat can soften the locking joints and compromise the IXPE backing over time. Frequently asked questions

Will standing water from a spill or a pet bowl actually damage this floor?

Saddle Tan’s SPC core is 100% waterproof — standing water on the surface won’t damage the plank itself. The risk area is the seam: prolonged pooling that seeps through joints over many hours can reach the subfloor beneath. Wipe up puddles promptly and you’re fine under normal household conditions.

My dog’s nails are pretty rough on floors — how does this hold up?

The 22-mil wear layer on Saddle Tan is rated for light commercial use, which puts it well above most residential dog traffic. Daily claw contact from medium and large breeds won’t cut through that layer quickly. For very large or high-energy dogs, keep nails trimmed and place mats near food and water bowls to extend the floor’s life.

How many days should I plan for installation — one room or the whole house?

A single room typically runs one day; a whole home generally takes two to four days depending on layout complexity and how much floor removal is involved. Saddle Tan uses a floating Angle-Tight system, which is straightforward and doesn’t require adhesive or cure time, so the schedule is efficient. We’ll confirm exact timing during your in-home visit.

Does this come with underlayment already attached, or do I need to buy a separate pad?

Saddle Tan ships with pre-attached IXPE backing already bonded to every plank, so no separate underlayment purchase is needed. That backing adds cushion underfoot, softens sound transmission to rooms below, and provides a slight thermal buffer between the plank and a cold concrete slab.

Does putting SPC vinyl down help or hurt when I go to sell my home here in Southwest Florida?

In the Southwest Florida market, waterproof flooring is a genuine selling point and buyers are familiar with it. SPC won’t add value the way real hardwood might in northern markets, but a clean, modern, waterproof floor in good condition won’t deter buyers either.
