Prescott Austell Grove Luxury Vinyl Planks SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a natural-toned wood-look floor from MSI Surfaces’ Prescott collection built to hold up where it counts. The Austell Grove colorway reads as a calm, organic neutral with the grain depth you’d expect from a real hardwood plank. At 6.5MM thick with a 20-MIL wear layer, it’s designed to last.
Southwest Florida homes put flooring through a real test: concrete slab foundations, salt air within a few miles of the coast, and humidity that doesn’t quit. Austell Grove’s rigid SPC core won’t flex, buckle, or gap the way thin vinyl or laminate can when moisture migrates up through a slab. It’s a solid fit for kitchens, bathrooms, laundry rooms, and any ground-level space where moisture is a fact of life.
The 20-MIL wear layer also makes this a practical choice for rental properties and snowbird homes that see heavy turnover or extended vacancy. Pet owners get a surface that resists claw marks and cleans without a fuss. If you’re outfitting a whole house — from the entryway to the back bedroom — Austell Grove holds its look across heavy daily traffic.

Flooring Queen installs Prescott Austell Grove at $3.99 per square foot, all in. That covers product delivery, removal of your existing floor covering, standard subfloor preparation, the installation itself, new baseboards, and transition strips between rooms — plus cleanup and disposal of the old material.
A few things fall outside that flat rate: significant subfloor leveling work, stair nosing, decorative inlays, or intricate diagonal layouts that add cut time. Not sure what your project will need? We offer a free in-home measurement and a written quote before any work begins, so you know the full number upfront.
Shoppers who like Austell Grove’s natural wood look sometimes consider engineered hardwood as an alternative. Engineered hardwood gives you a real wood surface — that’s a genuine advantage if resale value or refinishing potential matters to you. But in Southwest Florida, where humidity swings and slab moisture are constants, engineered hardwood still carries real risk: even high-quality engineered cores can cup or swell under persistent moisture exposure, and they’re not rated waterproof.
Austell Grove’s SPC core is 100% waterproof through and through. It installs at $3.99/sq ft versus roughly $8.99/sq ft for professionally installed engineered hardwood. You give up the ability to sand and refinish, but you gain a floor that holds its shape in a humid coastal environment without the maintenance anxiety.
| Prescott Austell Grove Luxury Vinyl Planks | Engineered Hardwood | |

For everyday cleaning, sweep or dry-mop regularly to keep sand and grit — both common in Southwest Florida homes — from acting as an abrasive on the wear layer. Damp-mop with a pH-neutral cleaner such as Bona Stone, Tile & Laminate or any cleaner specifically labeled safe for SPC and LVP floors; avoid anything acidic or solvent-based. Never use a steam mop on SPC rigid-core planks — the sustained heat and moisture can compromise the locking joints over time. Skip the beater-bar setting on your vacuum, and wipe up standing spills quickly even though the core itself is waterproof. For technical guidance, see the World Floor Covering Association vinyl flooring guide.
Austell Grove’s SPC rigid core is 100% waterproof — standing water won’t warp or swell the planks themselves. That said, water that works its way into gaps around toilets, tubs, or doorways can still reach the subfloor beneath, so silicone sealing around fixtures is good practice.
The 20-MIL wear layer is one of the thicker residential ratings available and resists everyday claw traffic better than thinner 6- or 8-MIL products. Pet accidents clean up easily since the surface doesn’t absorb liquid. Heavier dogs with sharp, untrimmed nails can still leave marks over time, but they’ll take longer to show.
Quality LVP in good condition is broadly accepted by Southwest Florida buyers and appraisers — it reads as low-maintenance and move-in ready, which appeals in a market full of rental properties and vacation homes. It won’t add value the way genuine hardwood might in some Northern markets, but it rarely hurts a sale here.
Austell Grove’s rigid SPC core handles seasonal vacancy better than wood-based floors. Keep your AC set to at least 78°F while you’re away — not for the floor’s sake, but to control humidity. The core itself won’t buckle through normal Florida humidity cycles, making it a reliable choice for part-year residents.
Austell Grove is an SPC (stone plastic composite) plank, which means its core is denser and more dimensionally stable than standard LVP’s foam-based core. SPC planks resist indentation, hold tighter tolerances over concrete slabs, and feel firmer underfoot. Traditional LVP costs less but can flex slightly over uneven surfaces, which can stress the locking joints.
A single average room typically takes one day. A full home of 1,500–2,000 square feet usually runs two to three days depending on layout complexity and how much furniture needs moving. Austell Grove’s click-lock SPC format installs efficiently, but intricate room shapes or heavy furniture loads add time. We’ll confirm the schedule before work starts.
Twenty years of installing waterproof vinyl in Southwest Florida means we know which SPC cores hold up to slab moisture and which don’t. Licensed, insured, family-run. Written installed quote before any work starts: (239) 763-0770.
