Prescott Bembridge Luxury Vinyl Planks SPC Rigid-Core Plank starts at $3.99 per square foot installed in Fort Myers — a walnut-toned floor from MSI Surfaces’ Prescott collection built to handle real life without sacrificing the look of natural wood. The Bembridge colorway brings warm, mid-tone walnut character with the kind of depth that reads as hardwood at a glance. At 6.5mm thick with a 20-mil wear layer, it’s engineered for durability first.
Southwest Florida homes put floors through humidity swings, slab foundations, and the occasional tracked-in sand — all conditions this floor is built for. The rigid SPC core resists the expansion and contraction that warps traditional wood and laminate, making it stable on concrete slabs without an additional moisture barrier in most installations.
The 20-mil wear layer is thick enough for homes with dogs, kids, or short-term rental guests. If you run a vacation property or leave the house empty for the summer season, the dimensionally stable core holds its shape through the temperature and humidity cycling that empty, unconditioned Gulf Coast homes go through between visits.

Flooring Queen installs Prescott Bembridge at $3.99 per square foot, which covers delivery, removal of your old flooring, standard subfloor preparation, full installation, baseboards, and transition strips. Old materials are loaded out at the end of the job — no pile left in the driveway.
Certain conditions add to the base price: significant low spots or high spots requiring leveling compound, stair nosing, or any decorative inlays or custom border cuts. Room size, layout complexity, and existing conditions all affect the final number. We offer a free in-home measurement visit and provide a written quote before any work begins so you know the full cost upfront.
Engineered hardwood and Prescott Bembridge are natural competitors because both mimic real wood grain and feel more substantial than sheet vinyl. Engineered hardwood has a real wood veneer — that’s a genuine advantage if resale optics or the specific warmth of real wood matter to you. It can also be lightly refinished once if the veneer is thick enough.
But in Southwest Florida’s humidity and near-slab conditions, engineered hardwood carries real risk: moisture intrusion from below, salt-air humidity from outside, and any standing water can cause warping or delamination. Bembridge’s SPC core is fully waterproof through the plank — not just surface-resistant. It also comes in at a lower installed price. For rental homes, beach properties, or anywhere spills and humidity are routine, the SPC wins on practicality.
| Prescott Bembridge Luxury Vinyl Planks | Engineered Hardwood | |
|---|---|---|
| Water resistance | Waterproof through core | Surface-only; susceptible to moisture |
| Scratch resistance / wear layer | 20-mil commercial-grade wear layer | Thin veneer; scratches more easily |
| Comfort underfoot | Firm with slight give from pad | Slightly warmer, softer feel |
| Installed price | $3.99/sq ft installed | ~$8.99/sq ft installed |
| Best room | Any grade; baths, kitchens, rentals | Above-grade, low-moisture rooms only |
Sweep or vacuum Prescott Bembridge regularly to keep grit from working against the wear layer — avoid vacuums with a spinning beater bar set to the hard-floor position, as repeated contact can dull the surface finish over time. For mopping, use a damp (not wet) mop with a pH-neutral cleaner formulated for luxury vinyl, such as Bona Stone, Tile & Laminate or a similar vinyl-safe product. Do not use a steam mop — the concentrated heat and moisture can stress the locking joints and void the warranty. Avoid wax-based polishes, solvent cleaners, and anything abrasive. For technical guidance, see the World Floor Covering Association vinyl flooring guide.
Prescott Bembridge has a fully waterproof SPC core — standing water on the surface won’t damage the plank itself. The risk with prolonged flooding isn’t the plank; it’s water that migrates under the floor and affects the subfloor below. Dry spills and normal moisture exposure are fully covered by the design.
The 20-mil wear layer on Bembridge is one of the thicker options in the residential LVP category and handles dog nails well under normal use. Urine and water accidents clean up without staining or warping the plank. Very large dogs with unclipped nails on high-traffic routes may eventually show light surface scuffing over years.
SPC rigid-core construction handles vacant-home temperature and humidity cycling better than wood or laminate alternatives. The dimensionally stable core won’t buckle or gap when the AC is set to 80°F in August and then cooled back down in November. It’s one of the more reliable choices for seasonal Gulf Coast homes left unoccupied for months.
Bembridge works on any level of the home — living areas, bedrooms, kitchens, bathrooms, and laundry rooms are all appropriate. Because it’s a floating floor, it can go directly over most existing hard surfaces. It’s not designed for outdoor use, covered lanais with direct weather exposure, or saunas.
Prescott Bembridge is an SPC (stone plastic composite) plank, which means the core contains limestone powder that makes it significantly more rigid and dent-resistant than standard flexible LVP. Traditional LVP can dip over subfloor imperfections and feels slightly hollow underfoot; SPC holds flat, feels more solid, and is less sensitive to minor subfloor irregularities.
In Southwest Florida’s resale market, quality LVP with a thick wear layer is broadly accepted by buyers and appraisers — it’s no longer viewed as a budget substitute for hardwood. It won’t add the same perceived value as real wood in luxury price tiers, but in mid-market homes it reads as practical and updated, which supports a clean sale.
