Specifications

Dahlia Oak Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a weathered, driftwood-textured oak floor from Hallmark Floors’ True Collection. The wide 7.5-inch planks carry a walnut-toned, aged finish that reads as genuinely worn rather than printed-on. It’s the kind of floor that looks like it belongs in a coastal craftsman home without trying too hard.

What Dahlia Oak Engineered Hardwood is built for

Southwest Florida homes sit on concrete slabs, and that’s exactly the environment engineered hardwood is built for. Dahlia Oak’s multi-layer construction resists the expansion and contraction that ruins solid wood in high-humidity conditions. The 5/8-inch total thickness gives it a substantial feel underfoot, and the Nu Oil Super-Matte finish holds up to daily foot traffic without flashing every scuff.

The wide-plank format works well in open living areas, home offices, and primary bedrooms — rooms where the driftwood texture and warm walnut tone have space to read properly. For snowbird and seasonal properties, the engineered core stays stable through the months a home sits closed and unconditioned, which solid hardwood rarely tolerates.

At $8.99 per square foot installed, Flooring Queen’s price covers removal of the old floor, subfloor preparation for standard-condition slabs, full installation of the Dahlia Oak planks, reinstallation of baseboards, and transition strips at doorways. Old flooring material is loaded out and disposed of as part of the job — no separate hauling fee.

Extras that carry an upcharge include significant subfloor leveling beyond routine prep, stair nosing, and any custom-cut pattern layouts. Schedule a free in-home measurement and we’ll put a written, room-by-room price in front of you before any work begins — no estimates over the phone.

How Dahlia Oak Engineered Hardwood compares

Solid hardwood is the obvious cross-shop for Dahlia Oak, and in some parts of the country it wins outright. But in Southwest Florida, the math tilts differently. Solid planks expand and contract with humidity swings, and they can’t be glued directly to a concrete slab — both of which are problems in nearly every SWFL home. Engineered hardwood handles slab-direct installs and tolerates the humidity cycle that causes solid wood to cup or gap.

Where solid hardwood still has an edge: it can be sanded and refinished more times over its life, which matters if you’re planning a 40-year hold. Dahlia Oak’s 3mm sawn-cut wear layer does allow refinishing, but the number of passes is fewer than a 3/4-inch solid plank. For most Southwest Florida buyers, the slab compatibility and stability are the deciding factors.

Care & maintenance

Dahlia Oak’s Nu Oil Super-Matte finish is an oiled surface, not a polyurethane coat, so it needs cleaners matched to that system. Use WOCA Natural Soap Spray, Bona Pro Series Natural Oil Floor Cleaner, or LOBA Universal Floor Cleaner — all three are formulated for oil-finished hardwood and won’t strip or cloud the surface. Avoid steam mops entirely; the heat and moisture force their way into the wood grain and can raise the texture. Skip vinegar-based or all-purpose sprays as well — acidic cleaners break down the oil finish over time, requiring earlier re-oiling than the floor would otherwise need. Frequently asked questions

How long does Dahlia Oak need to sit in my house before the crew can start laying it?

Engineered hardwood from Hallmark Floors typically needs 3 to 5 days to acclimate inside your home before installation. In Southwest Florida’s high-humidity climate, that window matters — the planks need to reach equilibrium with your indoor environment so the floor doesn’t shift or gap after it’s down. Keep the HVAC running at normal living temperature during this period.

With a 3mm wear layer, can this floor actually be sanded and refinished down the road?

Yes, Dahlia Oak can be refinished — the 3mm sawn-cut wear layer is thick enough to allow light sanding. That said, 3mm gives you fewer refinishing passes than a solid hardwood plank, so the total number of times you can resurface it is limited. Plan for one to two light refinishes over the floor’s life if you maintain it properly.

What’s the real difference between engineered and solid hardwood, and why does it matter on a Florida slab?

Engineered hardwood is built from a real oak face bonded over cross-layered wood plies, which makes it dimensionally stable in ways solid wood isn’t. Solid hardwood can’t be glued directly to a concrete slab and struggles with humidity swings — both unavoidable realities in Southwest Florida. Engineered construction is the practical choice for the vast majority of SWFL homes.

Which rooms should I put this in, and are there any spots in the house where it doesn’t belong?

Dahlia Oak is well-suited for living rooms, dining rooms, home offices, and bedrooms — any above-grade or on-slab space with controlled humidity. It’s not the right call for bathrooms or laundry rooms where water pooling is a real risk, and it’s not recommended for below-grade installations. Covered porches and garages are also outside its suitable range.

Does putting engineered hardwood down actually help when it’s time to sell, or is that just a sales pitch?

Real wood flooring — including quality engineered hardwood — consistently shows up on buyer preference lists in Southwest Florida’s resale market, and appraisers generally treat it favorably. It won’t guarantee a higher offer, but it tends to make a home easier to show and sell than carpet or worn vinyl. The effect is most pronounced in the living areas buyers see first.
