Chai Oak Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a honey-toned, reclaimed-look floor from Hallmark Floors’ Hardwood Collection. The wire-brushed, sawn-texture surface gives it an authentically aged character without the fragility of true reclaimed wood. Available in three widths, it suits everything from a cozy bedroom to a sweeping open-plan living area.
Engineered construction makes Chai Oak a realistic choice for Southwest Florida homes built on concrete slab foundations, where solid hardwood would be too risky. The 4mm wear layer and 15mm overall thickness give it structural integrity in the high humidity that cycles through coastal communities from Cape Coral to Bonita Springs.
The Nu Oil® finish is breathable by design, which helps the floor respond naturally to humidity shifts rather than fighting them. Seasonal and snowbird homes benefit from that stability — the floor holds up through months of closed-up heat without cupping or gapping the way thinner or lower-quality engineered products sometimes do.

Flooring Queen installs Chai Oak at $8.99 per square foot, covering material delivery, removal of your current flooring, standard subfloor preparation, installation, new baseboards, and transition strips between rooms. Cleanup and debris removal are part of the job — nothing gets left behind.

Chai Oak’s engineered construction gives it a clear advantage over solid hardwood in Southwest Florida’s conditions. Solid oak expands and contracts dramatically with humidity swings and is not recommended over concrete slab — which is how the vast majority of SWFL homes are built. Chai Oak’s cross-ply core resists that movement, making it the practical choice here.
Where solid hardwood has the edge: it can typically be sanded and refinished more times over its lifespan, since it’s solid all the way through. Chai Oak’s 4mm wear layer allows refinishing, but the total number of refinishes is more limited. If longevity through repeated refinishing is your priority and you have a wood subfloor, solid hardwood is worth considering. For slab homes in a humid coastal climate, engineered wins.
| Chai Oak | Solid Hardwood | |
|---|---|---|
| Water resistance | Good; resists humidity movement | Poor over slab; warps in humidity |
| Scratch resistance / wear layer | 4mm sawn-cut wear layer | Full thickness; more refinish cycles |
| Comfort underfoot | Warm, solid feel; 15mm total | Warm, solid feel; varies by thickness |
| Installed price | $8.99/sq ft installed | Typically $10–$14/sq ft installed |
| Best room | Living areas, bedrooms, slab homes | Bedrooms, wood-subfloor homes only |
Chai Oak’s Nu Oil® finish is a penetrating oil, not a surface coating, so it needs cleaners formulated for oiled hardwood floors — Hallmark recommends WOCA Natural Soap Spray, Bona® Pro Series Natural Oil Floor Cleaner, or LOBA® Universal Floor Cleaner. Avoid steam mops entirely; the heat and moisture can break down the oil finish and raise the wood grain over time. Do not use wax-based, vinegar-based, or all-purpose household cleaners — they strip the oil and leave a residue that dulls the sawn-texture surface. Re-oiling with a maintenance oil product every one to two years keeps the finish performing as intended and protects the wear layer between refinishes. For technical guidance, see the National Wood Flooring Association consumer hardwood information.
Engineered hardwood from Hallmark Floors should acclimate in the installation space for at least 48–72 hours before going down. In Southwest Florida’s humidity, this step matters more than in drier climates — the planks need to reach equilibrium with your home’s actual air conditions before the installer begins.
Yes, Chai Oak can be refinished. The 4mm sawn-cut wear layer is thick enough to allow sanding, though the total number of refinishes is limited compared to solid hardwood. A light screen-and-recoat with compatible oil finish is the recommended approach for routine refreshing rather than aggressive sanding.
Engineered hardwood is the right call for most Southwest Florida homes because it’s built to handle concrete slab installation and coastal humidity. Solid hardwood expands and contracts too much in high-moisture environments and is not recommended over slab — which is the foundation type in the overwhelming majority of SWFL construction. Chai Oak’s cross-ply core stays stable where solid wood would not.
In many cases Chai Oak can be installed over existing flooring, but it depends on the condition and height of what’s already there. Your installer will check for flatness, height transitions at doorways, and any soft spots before making a call. Our in-home measure appointment is the right time to assess this — nothing gets assumed.

The 4mm wear layer gives Chai Oak reasonable scratch resistance for daily pet traffic, though no hardwood is impervious to determined claws. The wire-brushed, sawn-texture surface helps disguise light scratching better than a smooth finish would. For cleanup, use one of the approved oiled-floor cleaners — no wet mopping or enzyme-heavy products that can degrade the Nu Oil® finish.
