Chai Oak’s engineered construction gives it a clear advantage over solid hardwood in Southwest Florida’s conditions. Solid oak expands and contracts dramatically with humidity swings and is not recommended over concrete slab — which is how the vast majority of SWFL homes are built. Chai Oak’s cross-ply core resists that movement, making it the practical choice here.

Where solid hardwood has the edge: it can typically be sanded and refinished more times over its lifespan, since it’s solid all the way through. Chai Oak’s 4mm wear layer allows refinishing, but the total number of refinishes is more limited. Care & maintenance

Chai Oak’s Nu Oil® finish is a penetrating oil, not a surface coating, so it needs cleaners formulated for oiled hardwood floors — Hallmark recommends WOCA Natural Soap Spray, Bona® Pro Series Natural Oil Floor Cleaner, or LOBA® Universal Floor Cleaner. Avoid steam mops entirely; the heat and moisture can break down the oil finish and raise the wood grain over time. Do not use wax-based, vinegar-based, or all-purpose household cleaners — they strip the oil and leave a residue that dulls the sawn-texture surface. Re-oiling with a maintenance oil product every one to two years keeps the finish performing as intended and protects the wear layer between refinishes. How long does Chai Oak need to sit in my home before it can be installed?

Engineered hardwood from Hallmark Floors should acclimate in the installation space for at least 48–72 hours before going down. In Southwest Florida’s humidity, this step matters more than in drier climates — the planks need to reach equilibrium with your home’s actual air conditions before the installer begins.

Can this floor be sanded and refinished down the road?

Yes, Chai Oak can be refinished. The 4mm sawn-cut wear layer is thick enough to allow sanding, though the total number of refinishes is limited compared to solid hardwood. A light screen-and-recoat with compatible oil finish is the recommended approach for routine refreshing rather than aggressive sanding.

Why would I choose engineered oak over solid oak for a Florida home?

Engineered hardwood is the right call for most Southwest Florida homes because it’s built to handle concrete slab installation and coastal humidity. Solid hardwood expands and contracts too much in high-moisture environments and is not recommended over slab — which is the foundation type in the overwhelming majority of SWFL construction. Does this floor have to go over a bare subfloor, or can it go on top of what I already have?

In many cases Chai Oak can be installed over existing flooring, but it depends on the condition and height of what’s already there.
