Specifications

Doheny Oak Engineered Hardwood starts at $8.99 per square foot installed in Fort Myers — a wide-plank, wire-brushed oak with a greige tone that reads warm in natural light and cool against bright walls. It comes from Hallmark Floors’ Alta Vista collection, finished with Nu Oil® and a handcrafted bevel that gives each board the character of reclaimed European timber. This is a floor that looks like it took decades to earn its finish.

What Doheny Oak Engineered Hardwood is built for

The 7.5-inch width and up to 86-inch random lengths make Doheny Oak a natural fit for open-plan living rooms, primary bedrooms, and wide hallways — spaces where narrow strips would feel choppy. The 5/8-inch engineered construction, with a 4mm sawn-cut wear layer, handles Southwest Florida’s humidity swings better than solid hardwood, making it a workable choice over the concrete slabs common throughout Cape Coral and Fort Myers neighborhoods.

The wire-brushed, lightly sculpted surface texture is practical here too — it hides the fine sand and grit that follows Florida living indoors without demanding constant attention. The Nu Oil® finish penetrates the wood rather than sitting on top, so surface scuffs tend to blend rather than show as bright scratches.

Installed pricing in Fort Myers & Southwest Florida

Flooring Queen installs Doheny Oak at $8.99 per square foot, and that price covers the full scope of a standard project: delivery, removal of your existing floor covering, subfloor inspection and routine prep, installation of the planks, reinstallation of baseboards, and placement of transition strips where the floor meets other surfaces. Cleanup and disposal of the old material are included.

Some situations add cost: significant subfloor leveling work, stair nosing installations, or unusually complex room layouts may be quoted as line-item upcharges. Flooring Queen offers a free in-home measurement visit and puts every number in writing before any work begins, so you know exactly what you’re committing to.

How Doheny Oak Engineered Hardwood compares

Shoppers who love the look of Doheny Oak sometimes ask whether solid hardwood would be a better long-term investment. The honest answer depends on your house. Solid hardwood can be sanded and refinished more times over its lifetime, which does extend its ceiling — but it’s also more sensitive to moisture and humidity fluctuations, and most flooring professionals won’t install solid hardwood directly over concrete slabs, which are the standard foundation in Southwest Florida.

Doheny Oak’s engineered construction gives you the same 4mm of real oak on top — enough for at least one or two refinishes — while the multi-ply core resists the cupping and gapping that humidity cycling causes in solid planks. For most Fort Myers and Cape Coral homes, engineered is the more practical call.

Doheny Oak Solid Hardwood
Water resistance Moderate — engineered core resists cupping Low — prone to cupping over concrete slabs
Scratch resistance / wear layer 4mm sawn-cut oak wear layer Thicker wear layer; varies by board thickness
Comfort underfoot Real wood feel; warm and solid Real wood feel; identical underfoot
Installed price $8.99 / sq ft installed Typically $10–$14 / sq ft installed
Best room Living areas, bedrooms, over slab Above-grade rooms with stable humidity

Care & maintenance

Doheny Oak carries a Nu Oil® penetrating finish rather than a surface polyurethane, which changes how you clean and maintain it. For routine cleaning, use WOCA Natural Soap Spray, Bona® Pro Series Natural Oil Floor Cleaner, or LOBA® Universal Floor Cleaner — all three are formulated to work with oil-finished hardwood without stripping the finish. Avoid steam mops entirely; the heat and moisture can raise the grain and compromise the oil layer over time. Skip acidic cleaners, wax-based products, or anything labeled for urethane floors. Periodically refreshing the oil finish — typically every few years depending on traffic — keeps the surface protected and helps minor scuffs blend back into the wood tone. Frequently asked questions

How long does Doheny Oak need to acclimate before it gets installed in a Florida home?

Engineered hardwood like Doheny Oak typically needs 3 to 5 days to acclimate inside your home before installation. In Southwest Florida’s high-humidity environment, the planks need time to adjust to your interior conditions — particularly if your HVAC has been running hard. Keep the boxes in the room where the floor will be installed, not in a garage.

With only a 4mm wear layer, can this floor actually be refinished down the road?

Yes — the 4mm sawn-cut wear layer on Doheny Oak is thick enough to support at least one, and potentially two, light refinishes over the floor’s lifetime. That’s more than most engineered products offer. Keep in mind the Nu Oil® finish requires a different refinishing process than polyurethane-coated floors, so work with a refinisher familiar with oil-finished hardwood.

We’re only in our Fort Myers home six months a year — how does this floor hold up when the house sits empty?

Doheny Oak handles seasonal vacancy reasonably well, but the key is keeping your HVAC running at a stable setting while you’re away — typically 78–80°F and moderate humidity. Wild temperature and humidity swings in an unoccupied home are harder on any wood floor than steady conditions. The engineered construction is more forgiving than solid hardwood during seasonal cycling, but it’s not immune to extremes.

Will water damage this floor if something spills or leaks on it?

Doheny Oak is not a waterproof floor — it’s a real wood product, and standing water will damage it if left sitting. Surface spills wiped up promptly are generally fine, but a slow appliance leak or a flooding event can cause the planks to swell or cup. For rooms with high moisture exposure, a waterproof LVP or porcelain option is the more appropriate choice.

Does Flooring Queen install this floor outside of Fort Myers, or only in the city itself?

Flooring Queen installs Doheny Oak throughout Southwest Florida, including Cape Coral and Naples, as well as surrounding communities. If you’re not sure whether your address falls within the service area, calling the store or requesting a free in-home measure is the quickest way to confirm — there’s no charge for the visit.

What exactly does the warranty cover on this floor, and how long does it last?

Hallmark Floors backs Doheny Oak with a Limited Lifetime Structural and Residential Finish warranty, which covers manufacturing defects and finish performance in a private residence. Commercial installations carry a 3-year finish warranty and a 10-year structural warranty. The warranty does not cover damage from standing water, improper installation, or use of incompatible cleaners — keeping records of your cleaning products is worthwhile.
